In addition to the first and last month's rent, we require a $350 deposit, fully refundable. This includes both a damage deposit and a cleaning deposit. As long as you comply with the terms of the lease, and clean the place reasonably when you leave, your deposit will be fully refunded. We can work, a bit, with tenants who do not have the full deposit. If you are an acceptable tenant, we can increase your monthly payments a bit until your deposit is fully paid.
